Rugby stadium and retail plans set to move forward

Proposals for a job-creating shopping centre and new stadium for rugby league side Castleford Tigers are set to move forward with councillors recommended to grant planning consent next week (14 March 2019).

Lateral Property Group, which is behind the development together with the Highgrove Group, submitted an application to Wakefield Council last year for the site off Junction 32 of the M62.

The Axiom scheme will comprises 75 retail, restaurant and leisure units, along with a 10,245-capacity community stadium for the Castleford Tigers, set within a 27.9-acre country park.

Retailers including M&S, Next and Primark have already been signed up as tenants for the retail scheme.

Three of the four stands of the stadium would be standing-only with facilities including corporate boxes, club shop, ticket office and bar also provided.

A total of 2,746 parking spaces would be provided for customers of the retail units, with a further 237 spaces for the stadium.

It has been estimated that 1,100 full-time equivalent (FTE) construction jobs per annum would be created over the 2.5 year build period. When complete, the proposed retail development could create 2,000 FTE jobs.

Outline planning permission for the scheme, at the time known as 'Five Towns Park' was granted in August 2015.

The reserved matters application to be considered at the meeting covers the proposed retail facilities, stadium and country park.

The application will go before the council's planning committee on 14 March and is recommended for approval, subject to conditions, in an officer's report prepared for the meeting.

The report said the proposed development is "acceptable and meets the design standards and aspirations" set out when outline permission was approved.

The developers have previously received loan funding from Leeds City Region's Revolving Investment Fund to support the scheme.
